You must insure your unit as a "Home" and not a "Condo". You are responsible for 100% of your units insurance including the roof, siding and entire structure. The Association's master policy only insures the common land and common buildings (gazebo & mail room) as well as it covers general liability.

Our trash and recycling vendor is Casella Waste Systems. Trash is picked up weekly on Thursday and recycling is picked up every other week on Thursday. For major holidays that fall on a Monday, the pickup day will move to Friday.

Important Note: We have a contract with Palmer Gas for our propane delivery. Our contract specifies a significant discount per gallon for propane. All propane must be purchased from Palmer Gas.

Note: The use of garbage disposals, food grinders and similar appliances is stricly prohibited. The use of a garbage disposal will cause rapid failure of a leach field. Our systems are not designed for the use of a garbage disposals. Homeowners caught using a garbage disposal are at risk of having to pay the entire cost of the replacement of the associated leach field.
If you have a backup of a sewer pipe or clogged drain:
We have had a number of situations where the septic has backed up into the home. This can be caused by either a clog inside the home, the pipe leading to the septic tank, or at the septic tank system itself. In at least one case the pipe exiting the house and leading to the septic tank was separated from the house and it caused a backup into the home. In another case, the main line inside the home was clogged and needed to be cleared by a professional.
It is important to note that each homeowner owns responsiblity from where your main sewer line exits your foundation and out to the septic tank. The condo association owns responsibility from the septic tank out to the leach field.
The association is now pumping most tanks and cleaning filters on a yearly schedule to prevent backups and to prolong the life of each system and leach field. With this schedule, it is now much less likely that a backup into the home is caused by the tank or clogged filter. The board recommends you call a drain cleaning company or a plumber first to determine where the problem lies. Any calls to Hamm Septic or any septic system service company for service that results in a determination that the backup is from the pipe leading from the septic tank and into your house, or anything inside the house, will result in the homeowner being responsible for the cost of the service call.

If you smell septic gas inside your home:
Often this is caused by a vent system problem inside the home. On windy days, vent traps can become dry allowing sewer gas to enter your home. Ensure all of you fixtures that have a trap (toilets, sinks, showers, etc.) have water in them. Traps can dry up especially if you do not use the fixture for an extended period such as when you go away for a few weeks or months. Run the water for 15 seconds or flush each toilet that does not get used frequently and this often takes care of the problem. In some cases you may need to call a plumber to investigatge the cause. It would be rare for this problem to be a septic system issue.
If you smell septic gas outside your home:
You may smell septic gas from time to time and often this considered normal. Each leach field is vented and in some cases such as windy days, air flows through each system and out of the vent pipe at the leach field, or even out the top of your vent pipe on your roof. In some configurations, the plumbing vent system inside your house is part of the design of the septic vent system. There are new charcoal filters that were installed in 2018 on each vent pipe at the leach field to help prevent the smell of sewer gases. If there is a persistent smell outside of your home then contact Brian McAlpine or any board member.
